Executive Specifications

DIVISION 1

GENERAL REQUIREMENTS

Each item of material and equipment shall be equal or exceed that described or indicated. All work shall be preformed in a workmanship like manner as demonstrated and displayed in the local sales model.

The job site and structure will be kept clean on a periodic basis during the construction of the home. A LIGHT interior cleaning will be completed prior to the move-in of the structure. The cleaning provided by Pinehurst Homes Inc. under this contract includes the interior side of all windows, the interior & exterior of all cabinetry work, vacuuming of the carpets, damp mopping all vinyl & tile floors, dust mopping all hardwood floor areas and broom sweeping the basement & garage floors.

The Owner(s) will be responsible for all utility cost during the construction of the home.
(utility cost include electricity, water, natural gas and/or propane gas)

DIVISION 2

SITE WORK

Building Site Preparations

  1. All topsoil in the immediate area of construction is to be stripped-off and stockpiled on site.
  2. All foundation excavation for the basement, crawl spaces, and frost walls is to be completed to depths indicated on the construction plans or to a depth suitable for frost protection.
  3. The entire excavated area is to be backfilled with fill dirt obtained from the excavated site. If existing fill is not appropriate, fill dirt may have to be brought onto the site at the Owner(s) expense. Upon the completion of construction the entire excavated site is to then be rough finished graded using the stock-piled topsoil. If additional top-soil is needed it will be hauled onto the construction site at the Owner(s) expense.
  4. Settling of backfilled areas around the structure is a common occurrence therefore Pinehurst Homes Inc. will not be responsible for any additional topsoil needed after settling has occurred.
  5. Owner(s) are responsible to provide a Mud Free vehicle access from the primary road surface to the building structure.

DIVISION 3

CONCRETE

Footings

Placement of 2,500psi. material @ the width & depth as indicated on the construction plans.

Basement Floor

Placement of a 3,000psi. material @ 3 ½” thick with a 6 mil. Poly vapor barrier on top of 6” to 8” of crushed stone over existing sub-grade.

Garage Floor

Placement of a 3,500psi.  @ 3 ½” thick with 2” to 4” of crushed stone over existing sub-grade or compressed fill dirt. (See Steel Reinforcing in this division)

Porches, Stoops and Sidewalk(s)

Placement of 3,500psi. @ 3 ½” thick with 2” to 4” of crushed stone over existing sub-grade or compressed fill dirt. (See Steel Reinforcing in this division) All exterior concrete surfaces are to receive a “broom” textured finish. (Note clarifications below)

1. Minor cracking may develop due to typical & uncontrollable concrete shrinkage. If any cracks do develop equal to or wider than a ¼” within the 1yr. warranty time frame, then the area will be addressed and a fix for the area will be determined by the contractor. Any cracks smaller than ¼” wide are & will be considered typical.

2. “Scaling” most commonly found on exterior concrete surfaces, is due to a reaction from ice melting products used on road surfaces & sidewalk surfaces. This product can be carried to & deposited on your surfaces by way of a vehicle or on your shoes. Therefore Pinehurst Homes Inc. will not warranty any concrete “scaling” due to ice melting products.

Steel Reinforcing

#4 rebar @ 16”o.c. is provided in garages, porches and/or patio slabs if necessary. In some conditions, as determined by the construction manager, additional reinforcing rods may be necessary and will be installed at the Owner(s) expense.

DIVISION 4

MASONRY

Foundation

8” thick by 8’ high poured concrete foundation walls with steel reinforcing, of the dimensions shown on the construction plans.

1. Minor cracking may develop due to typical & uncontrollable concrete shrinkage. If any cracks do develop equal to or wider than a ¼” within the 1yr. warranty time frame, then the area will be addressed and a fix for the area will be determined by the contractor. Any cracks smaller than ¼” wide are & will be considered typical.

Brick Veneer

Oversized brick(based on $450 per thousand)in the locations shown on the construction plans. The brick is to be tied to the exterior framing of the home. Brick sills at all window & door locations. Any additional row lock locations will be per the construction plans.

DIVISION 5

METELS

Structural Beam(s)

W8x18 steel beams of the size(s) and length(s) as shown on the construction plans.

Structural Column(s)

3” diameter adjustable steel columns for structural beam supports in the quantities and locations shown on the construction plans. Positive anchorage provided to structural beams.

Framing Anchors

  1. ½” anchor bolts or anchor straps. Anchor spacing is to comply with local building codes.
  2. Galvanized joist hanger sizes & locations as needed or indicated on the construction plans.  

DIVISION 6

STRUCTURAL FRAMING

Floor Framing

  1. 2x6 pressure treated sill plate continuously anchored to the foundation system.
  2. 2x10 SPF floor joists @ 16’o.c. unless noted otherwise (u.n.o.). All joist spans & structural requirements to be shown on the construction plans.
  3. ¾” advantage gold O.S.B. tongue and groove plywood sub-floor applied with structural adhesive and 2 ¼” sub-floor screws.

Exterior Wall Framing

  1. 2x6 SPF framed walls 16”o.c. @ a height of eight feet (u.o.n.) with a single bottom plat & double top plates.
  2. 7/16”x4’x8’ OSB structural sheathing applied to exterior of wall studs.

Interior Wall Framing

  1. 2x4 SPF framed walls 16”o.c. @ a height of eight feet (u.o.n.) with single bottom plate & double top plates.

Headers

  1. Headers over all windows & doors to have a minimum of 2ea. 2x12SPF (u.o.n.) on the construction plans.
  2. Where structurally needed additional 2x12’s, steel beams or laminated veneer lumber(LVL) will be used. Location(s) and size(s) will be noted on the construction plans.
  3. 4ea. jack-studs will be used at all structural openings 6’-0” & greater.

Decks, Porches, Etc.

  1. Front porch finishes include solid vinyl soffit ceilings, 4”x4” turned wood posts & wood railing. All wood posts & railings are to be painted.
  2. Treated decks are optional. Treated deck sizes & locations will be included on the construction plans.
  3. Wood framed porches are optional (see Division 3). Any wood framed porches are to be constructed of #2 or better pressure treated lumber with all connections made with non-corrosive or galvanized fasteners.

Roof Systems

  1. Pre-engineered roof trusses @ 24”o.c. Note: framed roof systems will be constructed using SPF lumber or Engineered lumber. Rafter spans, Rafter sizes & Rafter locations will be noted on the construction plans.
  2. A minimum roof pitch of 7/12. Note: Some roof pitches such as porches, garages, sunrooms, etc. may need to be a lesser pitch due to design limitations.
  3. 5/8” O.S.B. sheathing or equivalent with H-clips between sheets @ 24”o.c.

DIVISION 7

THERMAL and MOISTURE PROTECTION

Damp Proofing

  1. “Watchdog” brand bituminous coating to the estimated finished grade height of the foundation. Only foundation areas with habitable spaces will receive waterproofing.
  2. Foundation drain system to be interior & exterior continuous 6” or 8” schedule 10 PVC hollow footing forms (Forma-Drain) installed around the lowest level(s) of the home. Crushed stone is to be covered with rosin paper along the exterior side of the lowest level(s) footings prior to backfilling.
  3. All interior PVC basement drains are to be plumbed into the basement sump pit.
  4. Wayne #SPF33-1/3 horse power sump pump plumbed to the exterior of the home.
  5. PVC schedule 40 Radon venting. The plumbing for the radon will connect to the interior side of the formed foundation footing and run up & into the attic area of the home.
  6. 4 mil. Poly vapor barrier on all framed exterior wall.
  7. 6 mil. Poly vapor barrier under all crawl space areas.
  8. 6 mil. Poly vapor barrier under all basement concrete floor areas.

Insulation

  1. Compressible foam sill sealer under wood anchor plates on top of the foundation.
  2. R-21 fiberglass batt insulation in first floor joist system over unheated basement areas, being held in place with spring wire supports.
  3. R-19 fiberglass batt insulation installed in all exterior walls.
  4. R- 38 blown fiberglass insulation in all flat ceiling areas, R-38 fiberglass batt insulation in all pre-engineered cathedral trussed ceiling areas and R-30 fiberglass batt insulation in all framed cathedral raftered areas.
  5. Foam ventilation baffles placed between trusses and/or rafter spacing at the roof eve locations. This allows undisturbed air flow between the insulation & the roof sheathing.
  6. Insulated exterior house walls are to be wrapped with an air infiltration barrier.
  7. Polycell expandable foam sealant at exterior house penetration locations.  

Siding & Exterior Finishes

  1. Wolverine “Classic” or “American Legend”  in D-4, DL4.5 or T-3 styles, or an equivalent vinyl siding brand & style with all connectors, fasteners and trims in standard colors as displayed at our model home.
  2. Continuous vinyl perforated soffit on all eve footage of the roof system & continuous solid vinyl soffit on all gable overhangs of the roof system.
  3. Paneled vinyl shutters installed per plan.  
  4. Option exterior finish(s) selected will be noted on the customers cost estimate sheet, along with there location(s) and any additional material(s) & labor cost. 

Roof Coverings

  1. 30 year Certinteed “Landmark” dimensional fiberglass shingles.
  2. “Venturi” shingle-over ridge venting system.
  3. 15lb. felt paper barrier applied over roof sheathing.
  4. Aluminum drip edge flashing around the perimeter of the roof system.
  5. Aluminum flashing at intersections & roof penetration areas or where required.

Gutters & Downspouts

  1. Gutters to be a .027 gauge seamless aluminum with .027 gauge 2”x3” rectangular downspouts.

DIVISION 8

DOORS and WINDOWS

Insulated Steel Exterior Door(s)

  1. Sizes, locations and styles as noted on the construction plans.

Patio Door(s)

  1. Sliding patio doors are to be Anderson permashield with size(s) & location(s) noted on the construction plan. Sliding patio door(s) include high performance glass, sliding insect screen, interior removable grill and an interior thumb latch. Note: interior oak threshold and keyed locksets are optional upgraded items.
  2. Insulated steel hinged patio doors are to be Taylor single active with size(s) & location(s) noted on the construction plans. These patio door(s) include high performance glass, sliding insect screen, permanent grill(s), exterior lockset and a keyed dead bolt.

Garage Door(s)

  1. 9’-0”x7’-0” raised paneled C.H.I. insulated steel door(s) with location(s) noted on the construction plan. Available in colors.
  2. Chamberlain ½ horse power automatic garage door opener. (1ea. per door)
  3. Garage doors with NO automatic door openers are to have a handle latch with a keyed locking system.

Interior Doors (Hinged & Bi-Folds)

  1. 6-panel hollow core masonite (or equivalent) in a wood-grain texture or a smooth finish. All sizes and locations to be noted on the construction plan.

Door Hardware

  1. Exterior keyed lockset knobs are to be Schlage brand, in the “Plymouth” series. Knobs are to have a bright brass finish.
  2. The front door keyed lockset is to be a Schlage brand #F360 “Plymouth” series picture-pump style lockset with a dead bolt.
  3. Interior hinged doors @ bedroom & bathroom entries are to be Schlage brand brass privacy knobs, in the “Plymouth” series. All other hinged interior doors are to be Schlage brand brass passage knobs, in the “Plymouth” series.

Windows

  1. Anderson 400 series tilt-wash double hung units with a white exterior vinyl clad finish and a clear pine interior finish. Windows features include high performance low-E glass, removable interior polycarbonate grills and insect screens. All window locations & sizes will be noted on the construction plans.
  2. Anderson specialty windows such as circle top, octagon, trapezoids etc… will include an exterior vinyl clad finish and a clear pine interior finish. Window features include high performance low-E glass, removable interior polycarbonate grills and insect screens. All window styles, locations & sizes will be noted on the construction plans. 

DIVISION 9

INTERIOR FINISHES

Drywall

  1. ½” gypsum wallboard glued and fastened using drywall nails and screws, taped, spackled and sanded ready to receive paint.
  2. The ceiling finish can either be “stippled” or “smooth” as displayed in our sales model home.
  3. The house wall(s) adjacent to an attached garage and the garage ceiling will be drywalled with a tape coat finish only.

NOTE: Pinehurst Homes Inc. will inspect the drywall for any touch-ups and/or repairs, prior to the one-year warranty deadline. Any “nail-pops”, or “corner cracking” due to climatic changes to home, will be repaired Once by Pinehurst Homes Inc. Any painting touch-ups required is to be the responsibility of the Owner(s).

Resilient Floor Finishes

  1. 8”x8” ceramic floor tile or ¾”x2 ¼” oak hardwood floor finish (in front entry areas only). All floor allowances will be adjusted accordingly.

Flooring Allowance(s)

  1. Flooring allowances are based on the total square footage of a given area (per plan). The carpeting allowance is based on $23.00sy. or $2.56sf. The vinyl allowance is based on $19.62sy. or $2.18sf.
  2. All carpeting, padding, vinyl, underlayment installation is included in the total allowance amount.

Interior & Exterior Painting

  1. Interior painting. One color for Both the walls & the ceilings in a Flat finish and One contrasting color in a Semi-gloss sheen for both the trim mouldings and the interior doors. (Stained trim packages are an up-charge).
  2. Basement staircases (treads, risers & skirt boards) are to be painted in a Gray Enamel unless otherwise specified.
  3. Exterior painting. (Excluding exterior surfaces of pre-finished windows, pre-finished patio doors, gutters, downspouts, soffit and fascias).
  4. Due to the inherent differences in wood grain, Pinehurst Homes Inc. will not be responsible for shade variances in natural wood products which are stained. (this is to include hardwood floors, all trim mouldings, interior doors, staircase railings, staircase treads, risers, or skirt boards, kitchen cabinets an any other natural wood products in which Pinehurst Homes Inc. may provide in the home.

Note: Optional Maple hardwood floor areas will Only be finished Natural.

DIVISION 10

SPECIALTIES

Closet Shelving

  1. Each bedroom closet is to have two rows of Lee-Rowan brand powder coated 12” shelf & rod.
  2. Each coat closet is to have a single row of 12” deep shelf & rod shelving.

Linen Shelving

  1. Each linen closet is to have four rows of 16” deep Lee-Rowan powder coated shelving. Some closet depths may vary requiring smaller depth shelving such as 9” or 12”. Some closets may accommodate shelving up to 20” deep. Final shelving depths will be determined by the installer.

Pantry Shelving

  1. Each pantry closet is to have four rows of 16” deep tight-mesh Lee-Rowan powder coated shelving. Some closet depths may vary requiring smaller depth shelving such as 9” or 12”. Some closets may accommodate shelving up to 20” deep. Final shelving depths will be determined by the installer.

Bathroom Accessories

  1. All bathrooms & Powder rooms are to include one each Taymor brand “College Circle” chrome tissue holder, a 24” chrome towel bar & a chrome towel ring. Tub/Shower(s) and/or Shower(s) are to be provided with a chrome curtain rod.

Mirrors

  1. Bathroom(s) & powder rooms are to have a ¼” thick square edge plate glass mirror extending the full length of the vanity cabinet and extending 42” up, from the top of the vanities backsplash. Powder rooms with pedestal lavatory sinks will include a 24”x36” oval square edge plate glass mirror. If any special mirror styles or any custom mirror sizes apply, they will be done at the Owner(s) expense. Medicine cabinet(s) and there installation(s) will be done at the Owner(s) expense.

DIVISION 11

APPLIANCE EQUIPMENT

Dishwasher (white)

Maytag model MDB5601AWW. Electrical & Plumbing hook-ups provided by Pinehurst Homes Inc.  

Micro-Hood (white)

Maytag model MMV5165AAW. Electrical hook-ups & installation provided by Pinehurst Homes Inc.

Electric Range (white)

Maytag model MER5755QAW with 4-prong range cord. A 220v. range outlet will be provided and installed by Pinehurst Homes Inc. Note: delivery setup & installation of the range is to be by the Owner(s)

Refrigerator (white)

Maytag model MSD2651HEW 25.6cu.ft. side-by-side unit. An ice maker connection will be provided by Pinehurst Homes Inc. Note: delivery setup & installation of the refrigerator is to be by the Owner(s).

DIVISION 12

FINISH CABINETRY

Kitchen Cabinets

  1. Custom built Oak or Maple raised panel cabinetry by Cameo Kitchens Inc.  The final kitchen design, cabinetry sizes and hardware options are to be per Cameo Kitchens Inc. plans.
  2. Kitchen counter tops to be Formica brand plastic laminate with a 4” backsplash. 

Bathroom Vanity Cabinet(s)

  1. Custom built Oak or Maple raised panel cabinetry by Cameo Kitchens Inc.  The final vanity design(s), cabinetry sizes and hardware options are to be per Cameo Kitchens Inc. plans.
  2. Cultured marble one-piece vanity tops with 4” moulded backsplash.

DIVISION 13

TRIM/MOULDING FINISHES

Finish Carpentry

  1. Window interior finishes are to consist of ¾”x2” clear pine extension jambs, 4 ½” deep clear pine window sills and 2 ¼” ranch or colonial casing.
  2. 3 ¼” high ranch or colonial baseboards.
  3. Any 36” high half-wall partitions will include a ¾”x7 ¼” clear pine cap across the top of the wall. Half-wall location(s) will be noted on the construction plans. Note: all trim mouldings will be suitable for either staining or painting.
  4.  Prefabricated basement “Box” staircase(s) are to consist of yellow pine treads, risers & skirt board.  First-to-Second floor staircase styles & species will be noted.
  5. Any stairwell railing styles & species will be noted.

DIVISION 15

MECHANICAL

HVAC System

  1. A single zoned Electric heat pump system w/ A.C. All HVAC systems will be noted as allowances.

  2. Note: optional heating system will be noted on the customers Cost Estimate. 

Plumbing

  1. Will meet or exceed all local building codes. Manablok supply lines and fittings with schedule 40 PVC waste and venting lines  Manablok water supply system with Pex Crimpsert supply lines. If copper supply lines are desired there will be an upcharge.

Plumbing Fixtures

  1. Elite #DSE-23322 8” deep stainless steel double bowl kitchen sink with 8” faucet centers.
  2. ¾ horse power Waste King #9950 garbage disposal.
  3. Delta #440-WF chrome single lever kitchen faucet with sprayer.
  4. Optional vanity sinks to be Eljer “Laura” drop-in bowls with 4” faucet centers.
  5. Delta #522MPU single lever chrome vanity faucet(s) with a clear knob.
  6. Aker GB60 one-piece fiberglass tub/shower unit.
  7. Delta #T17430 single lever chrome tub/shower faucet(s).
  8. Optional Aker S36, S48 and/or S60 one-piece shower(s) units. Sizes and locations are to be noted on the construction plans. Shower faucet(s) are to be Delta #T17230 single lever chrome faucet(s).
  9. Standard height toilets to be two-piece Eljer “Patriot” with a round bowl.
  10. Hot and cold water hook-up for a basement laundry area.
  11. Optional first or second floor laundry room location will include hot and cold water hook-up and a PVC drain with-in a galvanized pan located under the owner(s) supplied washing machine.
  12. Two each exterior frost-free hose bib hook-ups with a shut-off located in the basement area of the home.

Note: Pinehurst Homes Inc. will not warranty a hose bib located within any unheated space(s).

Water Heater

  1. Bradford White high efficiency electric 50 gal. quick recovery domestic hot water heater. This fixture comes with a 3yr. manufactures warranty.

Note: Plumbing fixtures purchased through a supplier other than the supplier used by Pinehurst Homes Inc. will not be covered under the building warranty offered by Pinehurst Homes Inc. These items include such fixtures as tubs, showers, tub/showers, toilets, faucets, etc…. The purchase, delivery and repairs (if needed) of these items will be the responsibility of the Owner(s).
Please note our standard plumbing fixtures listed in this document.

DIVISION 16

ELECTRICAL

Note: All Electrical materials & workmanship is to meet or exceed the National Electrical Code and the Local Power company rules and regulations.

Main Service & Distribution

  1. A 220 amp main distribution panel with a main breaker & branch circuit breakers as required.
  2. A combination of 12/2 and 14/2 gauge copper wire used throughout the house.
  3.  Receptacle, Switch & Light boxes are to be plastic.
  4. 2ea. water-proof exterior GFI receptacle locations.

Switches & Receptacles

  1. All switches shall be Leviton #1451 toggle style (or equivalent).
  2. All receptacles shall be Leviton #5320 duplex (or equivalent).

Note: Devises are available in a White, Ivory or Light Almond colors.

Smoke Detectors

U.L. approved smoke detectors, interconnected & direct-wired with battery back-up in the quantities & locations as shown on the final electrical plan(s).

Television & Telephone

4 each in the locations as shown on the final electrical plan(s).

Ventilation System(s)

  1. Full bathroom(s) will include 1ea. Broan #DTRN110L/110 C.F.M. exhaust fan/light/night light combination. Powder room(s) will include 1ea. Broan #QTRNO80/80 C.F.M. exhaust fan only. All bathroom venting is to be duct to the exterior of the home and include a wall, soffit or roof cap(s).
  2. 1ea. Dryer duct materials & installation. All dryer venting is to be duct to the exterior of the home and include back draft wall and/or roof cap(s).

Light Fixtures

  1. The following fixtures are provided by Pinehurst Homes Inc.
    1. 1ea. recessed light, trim & bulb over the kitchen sink.
    2. door chime w/button (one location)
    3. porcelain light fixtures for the basement, garages and crawl space(s).
    4. porcelain pull-chain light fixture in all attic/storage area(s).

Note: Pinehurst Homes Inc. will install all lighting fixtures. Any lighting fixtures that require additional Labor to assemble and/or install such as Chandeliers, Ceiling Fans etc… will be charged to the customer.

$1,500.00 Lighting allowance is included for the purchase of all remaining light fixtures and bulbs.    

These specifications as written, are for all homes being priced to our Executive Specifications. Any changes in design, materials or finishes to the home being priced and is not specifically described within this document will be Noted on the customers Cost Estimate Document or on an individual Change Order document. This document is to become part of the customers building contract with Pinehurst Homes Inc.
